Private sector construction and real estate transactions for the 3rd quarter of 2020

Information from the Statistics and Census Service (DSEC) indicated that a total of 2,542 building units and parking spaces were purchased and sold in the third quarter of 2020 as per Stamp Duty record, a decrease of 3.6% quarter-to-quarter; meanwhile, total value of transactions rose by 1.6% to MOP14.94 billion.

Purchase and sale of residential units decreased by 70 quarter-to-quarter to 1,901 units, and the total value fell by 0.7% to MOP12.60 billion. Number of existing residential units transacted reduced by 73 to 1,605, amounting to MOP10.05 billion, down by 4.7%. Transaction volume of pre-sale residential units went up by 3 quarter-to-quarter to 296 units, and the transaction value grew by 18.8% to MOP2.55 billion.

With respect to the average price per square metre of usable area, the overall average price of residential units (MOP103,987) dropped by 1.1% quarter-to-quarter; the average prices of those in the Macao Peninsula (MOP100,859) and Coloane (MOP118,248) fell by 3.8% and 1.1% respectively, while the average price of those in Taipa (MOP107,266) rose by 4.9%.

The average price per square metre of usable area of existing residential units dipped by 1.7% quarter-to-quarter to MOP97,056. The transacted units were mainly in Baixa da Taipa (263 units), NATAP (184 units) and Areia Preta & Iao Hon (129 units), and the respective average prices per square metre were MOP97,461, MOP115,293 and MOP101,610.

As regards pre-sale residential units, the average price per square metre fell by 5.3% quarter-to-quarter to MOP143,963; the average prices of those in Cidade & Hipódromo da Taipa (90 units), Coloane (56 units) and Fai Chi Kei (35 units) were MOP171,070, MOP131,819 and MOP163,645 respectively.

The average prices per square metre of industrial units and office units decreased by 8.8% and 1.8% quarter-to-quarter to MOP47,742 and MOP110,244 respectively.

In the third quarter, there were 3,671 real estate purchase and sale contracts signed, and the number of properties involved (3,815) rose by 52.1% quarter-to-quarter. Meanwhile, 3,434 mortgage contracts were signed, and the number of properties involved (4,914) increased by 66.3%.

As regards construction in the private sector, there were 9,001 residential units in the design stage, 3,325 under construction and 1,121 under inspection as at the end of the third quarter. During the quarter, 50 residential units were issued the construction permit and 41 residential units were issued the licence of use; all of them were located in the Macao Peninsula.
